Manikin LLC, one of the area’s leading real estate development companies, and Turnbridge Equities, a private SEC-registered full-service real estate investment, development and investment advisory firm, entered into a $358 lease 400 square feet with Ferguson at National Capital at Upper Marlboro Initiatives at Business Parks.

Ferguson is one of North America’s leading value-added distributors to the residential, non-residential, new construction, and repair, maintenance, and improvement (RMI) end markets. The Ferguson site will include a modern 358,400 square foot distribution warehouse with a clear height of 36 feet, approximately 260 parking spaces, 56 truck docks, four entrance gates and 80 trailer parking spaces, as well as three acres of outdoor storage space.

This long-term leased property will serve as one of Ferguson’s Market Distribution Centers, a facility designed to serve its stores and customers within a 100-mile radius for same-day or next-day delivery in the metro market of Washington.

Located on 442 acres on Route 301 in Queens Court, the National Capital Business Park will house 13 modern industrial facilities with warehousing, distribution, light manufacturing or cold storage uses. The buildings are designed to meet the latest “last mile” logistics and distribution standards, including higher clear ceiling heights, improved fire suppression, generous employee parking, expanded truck lots and numerous falls of trailers. All buildings in the National Capital Business Park are designed with solar panels on their roofs, which will produce approximately 11.3 megawatts of electricity, enough to power more than 1,100 homes with clean energy. The National Capital Business Park will include the development of an adjacent 20-acre mixed-use park for the community and approximately 200 acres of river valley and forest conservation on site.

The National Capital Business Park provides access to businesses in the third largest and wealthiest Combined Statistical Area in the United States with approximately 10 million residents, a major seaport, Interstate 95 distribution corridors , 70, 83, Routes 50/301 and Highway 81. , as well as off the Capital Beltway (I-95/I-495). Businesses surrounding the National Capital Business Park include fulfillment centers for Amazon, Target, FedEx and Nordstrom.

Construction of the National Capital Business Park is underway with an estimated delivery date of the first buildings in mid-2023. The first phase of the project has only four buildings available representing approximately 1 million square feet. When completed, the National Capital Business Park will make major improvements to Highway 301, increase tax revenue and create nearly 5,000 jobs.
